Working with Vistas at Bonita Bay is always a pleasure. Our company installed the original roof in 1998 when the building was constructed, and the owners have allowed us to perform routine maintenance to keep the roof system in pristine shape which in turn has allowed the roof to last beyond its life expectancy.
As the existing flat roof on this 25 story building was worn and past its life expectancy, our team was contracted to replace the roofing system. An SBS Granular surfaced modified bitumen membrane was recommended to further protect the building and its residents from Southwest Florida’s unpredictable weather conditions.
Our team went to work removing the existing wall flashing and penetration flashings as needed. With the existing roof left in place, we installed new ERC Roofing System using a 2-ply SBS Modified Bitumen with granulated fire rated cap sheet. All flashings were completed per ERC requirements, and ERC Equalizer valves were installed per the approved layout diagram.
New .040 Kynar finished aluminum convers were installed on the a/c chase covers, new .040 Kynar finished scuppers, and all penetration flashings were also installed per ERC requirements. The new .032 Kynar finished counter was installed as well where needed over the existing counter flashing metal that is embedded in stucco.
Existing roof drains were refurbished as needed, and new stainless-steel bolts were also installed on all drains. We wrapped the project up by installing walkway pads at high traffic areas to reduce wear in those areas to the roofing system.
The installed modified bitumen membrane roof system turned out great and is sure to serve this amazing building for years to come. The buildings owners can count on our team to ensure the roof stays in exemplary condition to further protect their investment and increase its lifespan.
